Description of property

This site was adjacent to Tottenham football ground and next to a Grade II listed building on High Road, Tottenham.

The existing site consisted of two rather badly designed, one-bedroom flats bound by a shared yard on one side and a parking space to the other.

Client brief

The brief from the client was to maximise the use of the site for potential development.

Advice/Solution

We worked closely with a Planning Specialist to understand the local authorities planning policies for the new build scheme. Following the existing pattern of land use in the area, we arrived at the proposal of a mixed-use scheme. A building with a commercial ground floor and residential units above was agreed upon.

Outcome

The final proposal was to demolish the existing building. We proposed two commercial use units on the ground floor. The first and second floors consisted of two, two-bedroom units and two, one-bedroom units. All the flats were designed with there own external balconies off living areas.

Access was provided to a communal roof terrace with shared allotments for all residents.

A facing brickwork was proposed to match that of the type of the adjacent listed building. A check board brickwork pattern was used on the elevation to the lower commercial area to create a difference between ground floor and residential units.

A green wall climbing both first and second floors was introduced to the rear elevation. Privacy screens helped decrease overlooking issues to the neighbours.

In 2014, Seg architects presented the scheme to a Harringay committee hearing, after which planning approval was successfully gained.
