Description of property

The existing building was a non-modernized two story terraced house. The layout had been modified over years to include a Kitchen and Bathroom situated in unpractical places.

Client Brief

In general the house was too small for the client and his young family who needed a layout suitable for modern day living. An additional two bedrooms were needed as well as a larger kitchen and dinning zone was needed.

Advice/Solutions

A new side infill extension on the ground floor allowed a new open plan kitchen and dining area to be created. The new infill extension had a fully glazed roof with opening roof lights in to allow for natural light and ventilation penetration deep into the house.

The first floor interior layout was re modeled to include a new en suite bathroom and additional bedroom.

The existing loft was converted by including a rear dormer and new stair up to a new office.

Outcome

Planning permission and Building Regulations approval were obtained, and Party Wall advice was given.

In addition, we recommended that we administer a recommended ‘Royal Institute of British Architects ‘ building contract between the client and the contractor, to facilitate the construction phase of the project ran to a agreed cost and timescale.
